WHEN IS THE BEST TIME SELL YOUR HOME?

COMPETITION IN YOUR IMMEDIATE NEIGHBORHOOD

Real Estate follows the basic economic rule of supply and demand. At any given time there are only so many buyers in the market looking for a home like yours. If buyers have a big selection of homes to look at (high inventory) you can expect to have less showings and fewer offers. Conversely, if you’re the only renovated three-bedroom house with a garage for sale in your neighborhood (low inventory), everyone will flock to your property and you can expect a bidding war.

COMPETITION IN SIMILAR NEIGHBORHOODS

Most Buyers have two or three target neighborhoods they want to live in, so it’s important to consider what’s for sale in neighborhoods similar to yours too. Similar neighborhoods aren’t just those that are physically close but include similar homes in terms of quality, size and age. It can also include types of schools, proximity to parks, restaurants, shopping and major transportation like highways.

TIME OF YEAR

Real estate is seasonal with December, January and August historically being the slowest months. We find that the best month to sell a home is June with May being a close second. Inventory levels are very important when selling your home. Most sellers want to list their homes in the “spring” or “fall” markets but that can lead to more competition so waiting for the right month to list your home for sale may not be the best time. The best time to sell your home is when inventory levels drop.
